Negotiating

Offering 3 months upfront reduces the landlord’s risk and often unlocks 10-15% off. A 12+ month commitment often results in lower monthly rent.

A landlord may first ask 18 million VND a month, and 3-6 months at once. Some landlords then cut 1.5-2 million VND out of the rent, or accept 1-2 months at once for the first months. Renting for 3-6 months helps avoid high short-term rental prices and keeps costs predictable.

One month is the figure most sources give. If the landlord takes a booking deposit and then rents to someone else, the landlord must pay double the deposit. The security deposit is normally refunded, minus appropriate deductions, within 7 days after you leave and return the keys.

Leaving the tenancy early means giving up the whole deposit. A current passport and a valid visa are all you need to rent.

The tenancy agreement and inventory can be issued in both English and Vietnamese, and one agency does that. A red invoice for your company adds 10% to the rent for VAT. Electricity, water and internet are usually not included in the rental price.

The electricity billing method, and who pays for wifi and water, decide the real monthly cost. Red flags and scams

Do not wire money or commit to a rental before you arrive in Da Nang. Never wire money to an agent found on Facebook. Base Da Nang treats a deposit of 3 months or more before you have signed anything as a red flag to walk away from.

RentalsDaNang counts landlords who demand more than 2-3 months of deposit, and landlords who will not provide proper contracts, as red flags. Sub-landlord scams happen: someone who is renting an apartment re-rents it to you without the owner’s knowledge.

Police reported on 24 September 2026 a case of fake Facebook accounts posting other people’s rental rooms for rent. The suspect asked for deposits of VND 500,000 to 2,500,000 to bank accounts, then blocked contact.

After you sign: temporary residence registration

Under Circular 87/2026/TT-BCA, the person who files the temporary-residence declaration is the accommodation owner, its legal representative or an authorised person, not the foreign guest. Accommodation establishments are responsible for declaring a foreign guest’s temporary residence electronically or on a paper form.

houserentaldanang.com lists long-term rentals in Da Nang (promoted). Its rental FAQs state that the service is free for tenants, because house owners meet all costs before a property is advertised.

Still open: no source states a tenant fee for any agency other than RentalsDaNang, whose published figure is a one-time $200.
