For a first stay, An Thuong and My An are the default: the widest choice of apartments, food and services, and the beach within walking distance. Son Tra is quieter, and Expat.com puts its rents below An Thuong, while Hai Chau is the city centre. Rents on the pages below are asking prices, not signed contracts.

Most newcomers settle in An Thuong or My An, and for a three-month stay that is a sound default. The one thing to get right is the rent figure: the same beachside apartment is quoted at close to double the local price on English-language rental sites.

An Thuong and My An — expat hub

An Thuong holds the largest concentration of international restaurants, bars, beach clubs, coworking spaces, gyms and cafes. BE-JIB calls it Da Nang’s expat village, where many foreigners and Korean residents cluster. My An is the calmer half of the same beach-side pocket, with easy access to the beaches and the tourist streets.

Asking prices on the An Thuong page of houserentaldanang.com start at $250–$310 a month for a studio or compact one-bedroom. A standard furnished one-bedroom runs $270–$480, and a standard two-bedroom $275–$635. The page calls those bands indicative screening ranges, not averages or medians.

The trade-off is noise. The listed downsides are a touristy feel, karaoke noise, construction and the highest rents. One guide calls it the most chaotic area on the beach side. It is less suitable if you need guaranteed quiet, generous car parking, a large residential compound or a short commute to a west-bank office.

Distances from the central An Thuong grid: a southern My Khe Beach access is 1.0–1.4 km on foot, 15–20 minutes. The Han River and Dragon Bridge area is 2.8–3.5 km by motorbike, 8–12 minutes. The airport is 11–12 km by road, 15–25 minutes by taxi or ride-hailing car. The Marble Mountains are 6.5–7.5 km away, 15–25 minutes.

Good for: a first stay with services, food and the beach on foot.

Skip if: you need guaranteed quiet, car parking or a large residential compound.

My Khe Beach strip — quieter oceanfront

One guide describes My Khe Beach as the oceanfront strip, with many ocean-view apartments and a position a bit removed from the city centre, so most errands need Grab. Reviewers count the area around My Khe beach among the walkable parts of the city. The rent figures in this guide cover An Thuong, Hai Chau, Son Tra and Ngu Hanh Son, not the beachfront itself.

Good for: ocean-view apartments and a walkable stretch of beach.

Skip if: you want shops, cafes and errands on foot; most trips from here use Grab.

Son Tra — quiet and cheaper

Son Tra runs north of the tourist strip: the further north you go on the beach side, the less touristy it gets. Expat.com describes a quieter atmosphere with newer apartment buildings. Shareuhack puts it near the nature reserve, quiet, with lower rents. Expat.com puts Son Tra rents 10–20% below An Thuong.

New condo development in Son Tra and Ngu Hanh Son means clean, modern apartments are easy to find.

The catch is the distance. One writer who lived there found it too far from friends and nightlife, and describes the beach area as more like a fishing village. Coworking spaces are farther away and the expat network is thinner.

A one-bedroom near the beach is quoted at VND 10–15 million a month. A mid-term Son Tra listing offers a 50 sqm one-bedroom at $920 a month.

Good for: quiet streets, newer buildings and rents below An Thuong.

Skip if: you want nightlife and a coworking cluster within walking distance.

Hai Chau — the city centre

Hai Chau is the city centre: Han Market, Lotte Mart and Big C are within easy reach and the beach needs a short drive. The centre is mostly very walkable, with a lot of cafes and food choices.

Expat.com puts Hai Chau 5–10 minutes from the beach by motorbike, with apartments from USD 250–350 a month. Two listings show a furnished 46 sqm one-bedroom at $980 a month and a 70 sqm two-bedroom at $1,010 a month.

The city side is not always cheaper than the beach side, because a lot of Hai Chau’s stock is modern serviced mini-apartments. The named flood streets sit on this side of the city, as the next section shows.

Good for: river-side convenience and a walkable centre.

Skip if: you want the beach at the end of your street.

Khue My and Ngu Hanh Son — local neighbourhood

Ngu Hanh Son and Son Tra have seen a lot of new condo development, so clean, modern apartments are easy to find and there is good inventory. Khue My sits inland of the beach strip: getting to the beach takes a bike or motorbike, since public transport is limited outside Grab.

Asking prices on the Ngu Hanh Son page of houserentaldanang.com show a 45 sqm studio at $345 a month. A 69 sqm two-bedroom at The Panoma is listed at $1,230 a month. An Thuong Tourist Street itself is in My An ward, Ngu Hanh Son district (as the source names it).

Good for: modern condos on local streets away from the tourist strip.

Skip if: you want to walk to the beach and the cafes.

The Son Tra, Hai Chau and Ngu Hanh Son figures are single listing cards; the An Thuong bands combine different buildings and furnishing standards, so the rows are not like-for-like.

A rental guide prices 45–65 sqm one-bedrooms at $500–$800 a month with a one-month deposit, and 65–95 sqm two-bedrooms at $750–$1,300. Units with a sea view in the same building often run 15–30% higher.

One guide puts local rent in An Thuong at about VND 6–9M a month, against VND 14–19M on foreigner-facing sites for the same apartment. English-language rental sites and expat Facebook groups quote close to double the local price for the same beachside apartment. A pool apartment listed at $650 a month on Airbnb might be $400–450 directly from the landlord.

VietnamPlus reported on 4 May 2026 that rents in central districts surged. Studios averaged about VND 6 million a month, and units with bedrooms reached up to VND 12 million. One agency’s November 2025 note reported one-bedroom rents in My An, An Thuong and Son Tra up 4-6% in Q4/2025. That is one press report and one agency’s market note, not a measured index.

Flooding and construction

Flood lists for Da Nang name city-side and western streets. A city notice lists Hai Ho, Nui Thanh, Nguyen Van Linh, Ham Nghi, Le Duan, Hoang Hoa Tham and Ong Ich Khiem among high-risk areas.

The Department of Construction’s 2021 assessment after typhoon Conson named Khe Can, Nguyen Van Linh, Ky Dong, the alley at 818 Tran Cao Van and Le Tan Trung street. Those areas were still flooded because related projects were unfinished.

Saigon Giai Phong reported floodwater up to 0.5 metres on Me Suot and Tay An in autumn 2025. Water also reached 0.5 metres on Nguyen Van Linh in Hai Chau.

Tuoi Tre reported on 8 October 2026 that Hung Vuong, Huynh Thuc Khang, Tran Du, Tran Hung Dao, Trung Nu Vuong and Nguyen Chi Thanh streets were inundated. VietnamOnline notes that heavy October rains can lead to street flooding.

The beach strip does not appear in those lists. That is not the same as a guarantee it stays dry in a storm.

Construction noise is the other daily hazard. New construction is happening all over Da Nang, and workers can work very early or late into the night, even on weekends. In An Thuong, construction sits on the list of downsides alongside karaoke noise.

Mould and humidity in apartments

December brings around 25 rainy days and roughly 200 mm of rain, with average humidity around 89%. October averages 84% humidity across about 14 rainy days. Mould appears on leather, sofas, closets, bathrooms and air-conditioner interiors, and removing it takes a week or more once it takes hold.

  • A dehumidifier rated for 10+ litres a day costs VND 5–15 million and matters most in 80%+ humidity.
  • Run the air-conditioning or a dehumidifier instead of opening windows onto damp outside air.
  • Older buildings and ground-floor rooms are often not built to keep moisture out through humid, rainy weeks.

This mould advice is city-wide, and it turns on the building and the floor, not the area; no source here ranks the areas by mould risk.

Standard leases in Vietnam are typically 6 months, and 1–3 month rentals exist with smaller inventory and a higher per-month rate. Serviced-apartment deposits are usually 1–2 months of rent, and one listing wants a 2-month deposit with 3–6 months of rent paid in advance.

A security deposit is usually one month of the rental price and is refunded at the end of the contract. One month is the most common deposit, though some owners charge two months.

Leaving a contract early means giving up all of the security deposit. A one-month stay is not accepted by every property, and shorter contracts can use a different monthly price or service package.

A Hai Chau serviced apartment lists a minimum lease of 1 month, with electricity metered separately at 4,900 VND per kWh. A Son Tra one-bedroom is listed at $464 a month, or 12,000,000 VND, with a minimum stay of 3 months. One guide suggests starting in An Thuong for the first 1–2 months to build connections, then moving to Son Tra to cut costs and noise.
